The Coosawattee River Resort is located just minutes from Beautiful Carters Lake and Downtown Ellijay; a very quaint, friendly, relaxed Mountain Town. This section of Northeast Georgia is located in the foothills of the Appalachian Mountain Range about equal distance from Atlanta and Chattanooga.

The resort is a gated community, encompassing over 6,500 acres. There are about 7000 lots with an average lot size being ½ to ¾ acre with an option to combine lots for reduced assessment fee’s. The variety of terrain allows a potential buffer of steeper lots next to more level building lots, thus allowing your future enjoyment of the open natural mountain atmosphere.

Amenities Abound

The Coosawattee River and Mountain town Creek flow through the property which provides direct access to fantastic fishing (trout, bass, brim and more), tubing, rafting, kayaking, canoeing.

The resort offers a host of included Community Events & Amenities. This includes a recently updated Recreation Center with a full gym, indoor heated Olympic pool, Arcade, Tennis, Basketball, Pickleball, Putt Putt, Sundeck, Playground and more. There are two other seasonal pools located on the property with access to Multiple River Parks that are open to property owners for Camping along the river, pavilions for gatherings, Playgrounds, Horseshoes, and exercise.

Throughout the resort there are walking trails, a stocked catch-and-release fishing lake, a duck pond and other green space areas throughout to explore. There are over 250 miles of roads in the Resort with four separate controlled entry gates.

From Traditional to Log Construction

Community Details

There are many styles of houses in the resort, from traditional construction to log construction, for full time use or as a second home/vacation home. The minimum square footage allowed varies from 900 to 1050 s/f depending on the section of the resort in which you choose to build. Manufactured homes are not allowed in the resort.

There are Covenants & Restrictions which the the Property Owners Association has in place so that all may equally enjoy their home. Annual dues are currently $618.00 per year including amenities, gate access, road maintenance (salting & plowing in winter weather), reduced fee’s for camping and Villa Rentals, roaming public safety and more. The resort has county water, power, telephone, internet and cable in some areas with others beginning to enjoy fiber optic cable for faster internet speeds.

Property Types

There are three basic types of building lots in the resort. If you enjoy the river, you will find the Coosawattee River changes from a very deep, quiet and serene river to a river with white water rapids, wide and shallow, with that ‘river music’ and action.

Perhaps your choice is sitting on your deck overlooking the cool wooded abyss of hardwoods, pines, rhododendron, mountain laurel & dogwoods with deer and abundant wildlife to enjoy.  In some areas you can still hear the rush of the river in the background.

The third setting you may prefer is an unbelievably fantastic mountain view from the deck of your home. A carpet of national forest spread beneath your feet, running for miles culminating in the distant Blue Ridge Mountains.

The resort also offers a fee-simple lot ownership in a restricted area for Campers. Each Campground lot has shared septic, county water, and separate power.
